Our Process

Property Marketing

Your rental property is listed on Zillow, Realtor.com, Hotpads, as well as other websites prospective tenants frequent. You also have the option of whether or not to compensate a renter’s agent, and list on the Multiple Listing Service. Our members market your property aggressively to interested parties.

Security deposits, holding
 and inspection

All tenant deposits are held in a broker escrow account. We perform a pre-move-out inspection and deliver the deposit to the tenant within 30 days, less any costs needed to cover property damage.

Screening

We handle screening prospective tenants who are subject to a credit, background, and reference check prior to move in.




Leases

Childers Property Management handles all matters associated with finalizing and implementing rental leases. We have a standard lease that we provide for your tenants at our office and online


Maintenance

Repair requests are completed in a timely manner. Detailed invoices are delivered to owners on a monthly basis. Repairs over $350 require your approval.

Payment

Monthly proceeds after management fee and any maintenance expenses are paid to property owners on the 10th of each month. An owner’s ledger is also delivered at that time.

Turnover

Our staff schedules any cleaning, repairs, or touch up that needs to be completed before putting your property back on the market.

Single Family Homes

You worked hard to procure your single-family rental property, let the team take it from here.

Straightforward billing - Our billing structure is simple
Monthly management expense:
8% management fee, based on gross monthly rents. $40.00/month minimum fee.
Marketing Fee:
$100.00 lease up fee, charged when a qualified applicant enters into a lease, pays their security deposit, and first months rent. No fee charged if tenant currently residing in property extends their current lease.
MLS advertisement and monetary offer to renter's agent:
Some properties with many amenities and relatively high monthly rental rates will be rented faster if they are listed on the MLS. The MLS, or Multiple Listing Service, allows over 500 local agents to show your property to their clients looking for rentals. Recommended compensation varies. MLS options will be discussed during initial management consultation.
Repairs and turn over:
Maintenance expenses inured due to no fault of the tenant will be billed to you monthly. We have long-standing relationships with qualified and trustworthy contractors to make sure your property is properly maintained. In some instances, if you prefer, we are also able to schedule for owners to complete repairs or have your own staff perform the work.
